Located within the departure and transit zone of Terminal A at Zayed International Airport, Abu Dhabi, AUHotel is the region’s first airside transit hotel, offering passengers a seamless stay without exiting the airport. 

The hotel features 180 fully equipped rooms designed for short and extended layovers, with flexible stay options and high-end comfort amenities. 

Spanning approximately 90,000 m², including 20,000 m² of partitions and 15,000 m² of ceilings, the project required highly coordinated execution within an operational airport environment. 

The integration of advanced gypsum systems ensured optimal acoustic comfort, fire safety, and design flexibility across all guest and service areas.

CHALLENGES

  • Developing custom structural and system details for complex design conditions.
  • Managing tight timelines with completion required within 4 months.
  • Coordinating MEP services with non-standard ceiling solutions.

  • Conducting specialized acoustic testing (55 dB) with third-party validation.

OUTCOME

Gyproc delivered a fully integrated partition and ceiling solution tailored to the project’s technical and operational demands. 

The installation included:

  • GypWall CLASSIC and QUIET systems achieving up to 50–55 dB acoustic insulation
  • Systems providing 60–120 minutes fire resistance across applications
  • Custom GypLyner IWL solutions for inclined façade conditions
  • Specialized ceiling systems to accommodate MEP coordination and structural constraints

The project was successfully completed within a compressed timeline, delivering a high-performance hospitality environment aligned with airport operational requirements.
