Located in the heart of Expo City Dubai, the Expo Leadership Pavilion is a high-end residential development spanning approximately 37,782 m², comprising 2 basement levels, ground floor, and 12 upper floors.

Designed to deliver a premium living experience for global leaders and innovators, the project integrates modern architecture, spacious layouts, and advanced amenities to enhance comfort and functionality.

The development promotes sustainability, community engagement, and innovation, aligning with Dubai’s vision of creating a connected and forward-thinking urban environment.

Gyproc systems were implemented across partitions, ceilings, and linings to ensure high acoustic performance, fire safety, and durability across all residential and shared spaces.

CHALLENGES

Delivering a fast-track project requiring custom manufacturing of metal profiles.
Developing fire-rated wall and ceiling details around complex MEP services.
Integrating systems within existing and newly constructed structures.
Designing solutions for high-traffic areas with ceiling constraints.
Ensuring enhanced fixability and durability using specialized boards (Habito + MR).

OUTCOME

Gyproc delivered a fully integrated solution across partitions, ceilings, and wall linings, tailored to meet acoustic, fire, and functional requirements.

The installation included:

GypWall QUIET systems achieving up to Rw 60 dB acoustic performance.
GypWall CLASSIC systems providing 60–120 minutes fire resistance.
GypLyner linings for interior finishing and cladding support.
MF ceiling systems across dry, wet, and fire-rated areas.
Shaftwall systems for MEP shafts with up to 120 minutes fire rating.

The project achieved strong collaboration between stakeholders, high execution quality, and successful delivery within tight timelines, while maintaining safety and sustainability standards.
